Very happy to be writing this review as Will, Mary Jo, and the team at Tiao went above and beyond to sell our property in Silver Lake! We came to them after a bad experience with another local agent. To complicate matters even more we were in the process of moving from LA to Sydney, Australia. Not only did Will and team reassure us that they would be able to get the job done, they actually coordinated repairs, landscaping, and made sure that the house looked its best when potential buyers came through during each open house! They truly “manage” in every sense of the word.The Amazing team (lead by Diana Tiao) was extremely professional in dealing with the tenants, and provided a constant stream of communication with regards to property issues and maintenance.A thorough screening process of the tenants was conducted way before anyone was allowed to occupy.They took care of daily maintenance needs. Was super helpful in referring me to an escrow company in California that could help us out. We are located in Pennsylvania so trying to transfer land from mom to son and finding someone in PA with a California license has been difficult. After the purchase, we hired them to do our property management as well. The transition was seamless. Will, his wife, Diana, and Nelle (their assistant) have done a fantastic job with the property management. The change of ownership was a bit rocky at first as the previous owner did not notify the tenants until practically the day before COE of the change in ownership. Nelle jumped right on it and worked with the tenants to explain the new ownership and collected rent from 12 tenants. I just closed on a house in Redondo Beach with Will. He is fantastic! Very upfront so he earned my trust right away. He provided us the inspection report before we made an offer so everyone had the right expectations going in. He is very pleasant to work with even when things come up. We had a situation because it was 2 houses on a lot and there was no HOA which presented a problem securing the loan. Will took the lead to determine what needed to happen and worked between our lender and the insurance folks to come up with a solution. He also worked with the buyers to ensure a team came in to clean the house, which was left very mess, so we could move in. He is a real pro and I would use him again and highly suggest you do too!

Will and Diana are seriously the best landlords I've had here in LA! I've dealt with some really horrible slumlords in the past and lived in places that were unsafe and not up to code. Will and Diana actually care about you and their properties. They have an online portal which makes maintenance requests and rent payment super convenient. The property manager actually did a real walk through with me before I moved in which made me feel so much more comfortable. They are very quick to respond and are very professional. The rent is a little high, but I feel it's worth it cit the quality of care. I hope to stay here for years to come. I was also not promoted in any way to write this review. I truly recommend renting with them!

I interviewed so many realtors before finally deciding on Will and Ken to help me with my purchase of my first multi family property. I chose them because they seemed the most experienced in the space, and I liked that they also had a property management company in case I ever needed those services in the future.
Ken was my main point of contact throughout the buying process and it was a great experience. My favorite parts about working with this team were:
1. They truly work in your best interest. Some other agents may push you to close on a deal purely because it will get them paid faster. Ken was absolutely not like that. He was not afraid to say "I don't recommend moving forward with this deal." He wanted to make sure you felt comfortable in your decision and felt good about moving forward. Even after we entered escrow, he made sure to check in with me that I am still feeling good about the transaction, and reiterated that we can cancel escrow if we needed to. We ended up cancelling escrow on a property where we found major issues, and Ken was very supportive throughout the whole process.
2. They really know their stuff. If you are looking for a team that knows all of the little nuances about buying multi family and property management in LA, this is the team for you. There were so many small details, like rent freezes, permits, inspections, etc. that I would have never known if not for this team. Even though I was working with Ken and Will on the real estate side, Diana on the property management side went out of her way to answer my questions about property management. They are some of the most knowledgeable people in the space, especially for the LA market.
3. They are well connected. The property I ended up purchasing was an off-market deal brought to me by their team. This helped because there was no competition for the offer, and it expedited a lot of the process. Especially in this competitive market, off market deals are where you can still find a lot of value, so you need a well-connected agent. This team is that and more. In addition, because of their property management business, they are very well connected to plumbers, handymen, contractors. inspectors, etc. I will definitely continue to lean on them as I manage my first property.

The three points above were the highlights of my experience, but overall it was such a pleasant experience working with them. The cherry on top was they even sent me a gift basket and Lowe's gift card after I closed! Small detail, but was a great end cap to a long buying process. I'm very happy with my decision and will continue to work with them for future purchases.
