I just closed on a house in Redondo Beach with Will. He is fantastic! Very upfront so he earned my trust right away. He provided us the inspection report before we made an offer so everyone had the right expectations going in. He is very pleasant to work with even when things come up. We had a situation because it was 2 houses on a lot and there was no HOA which presented a problem securing the loan. Will took the lead to determine what needed to happen and worked between our lender and the insurance folks to come up with a solution. He also worked with the buyers to ensure a team came in to clean the house, which was left very mess, so we could move in. He is a real pro and I would use him again and highly suggest you do too!

Christina Russo made my move into a great loft quick and painless. She is thorough, empathetic, and communicative. Having dealt with many agents in the past, I must say Christina is a refreshing departure from the usual 'used car salesman' antics I've experiences in the past.

If you are SERIOUS about selling your home (or duplex in our case) and get the best price for it and service, then I wholeheartedly recommend you to contact and sign a contract with Will Tiao and his highly efficient team. Or just get a no-frills consultation from him! We made the mistake of listing with another real estate agent, without doing due diligence, and she sat on our properties wasting a whole year without even bringing one offer–any offer as we told her! Then we found Will (on Yelp!) and we have never looked back. We got the best personal service and several offers and our property was sold at an excellent price and way over what was listed with the previous agent. I was originally skeptical after our bitter experience with the previous agent and was hesitant with Will, but he pleasantly proved me wrong. He also gave us a commission break as he also found the buyer (no third party). Please get moving with Will, who has many potential investors, if you are serious about selling, buying, getting the best service, flexibility and an expert! Mark my word, you will not regret it.

I worked with Will and his team to purchase my first apartment building (which they are now managing as well). The process was really great and from the beginning I felt like Will really understood what I was looking for in a property. It wasn't long before we identified a building I loved with the right cash flow and price.

Will is an incredible real estate agent! Will and his wife Diana manage a property we are partial investors in. They are trustworthy, honest and work hard for their clients. We have referred them to other property owners and will continue to do so. I love their attitude and energy and they have a good instinct for how to work with the market. Will worked on Capitol Hill as a lobbyist for a non profit and he also worked in the Senate and the House as a staffer and frankly, his strength as an agent comes from this experience. He is able to strategize, business plan and manage unexpected challenges with a level head. Pretty amazing in my book.

Will Tiao did a phenomenal job helping us sell a multi-family apartment building we inherited and had not personally managed. Not having any real estate experience ourselves, the thought of trying to sell a very old building with long-term tenants and low rents was daunting. But Will’s in-depth knowledge of our area and the market, and his personal as well as professional experience in dealing with properties such as ours, inspired our confidence. But before we decided to list with Will we wanted to talk with a few other agents and Will graciously encouraged us to do just that. He was never pushy but was always ready to talk with us and offer his help.

As a seller I wanted an agent that I felt comfortable working with but also one that I thought would represent us well to potential buyers. Will was personable and professional and demonstrated solid media and marketing skills. We couldn’t have been more pleased.

During a crazy seller’s market, Will handled the onslaught of calls and offers with ease. He was patient and coached us through the process of selling and doing a 1031 exchange. Will worked diligently to keep the sale moving forward smoothly despite some unexpected glitches. Will has a ready laugh that kept things light when I started to get stressed. Rental Review:

One of the best decisions I made when deciding to rent my house was hiring the services of Tiao properties. They truly “manage” in every sense of the word.

The Amazing team (lead by Diana Tiao) was extremely professional in dealing with the tenants, and provided a constant stream of communication with regards to property issues and maintenance.

A thorough screening process of the tenants was conducted way before anyone was allowed to occupy.

They took care of daily maintenance needs. The team had an array of contractors and handymen that were utilized when property wear and tear issues arose.

They advised and managed all the finances, updated accounts, kept very organized bookkeeping and even took care of the financials regarding tax reporting.

The resources and management experience available during my rental period enabled me to have full confidence and trust that someone was looking out for my property and for me.

I would recommend Tiao properties as a true one stop shop when it comes to property management.

They say that selling your house is one of the most stressful times of your life and I would have to respond with “Not when you have Will Tiao as your realtor!”

The sale was fairly easy, painless and certainly not stressful. The level of experience and knowledge that was provided, made for a very straightforward and calculated sale.

Will was forthcoming with plenty of information. He consistently communicated with me during the entire process and gave accurate timelines throughout.

Will was the driving force behind the decision-making and his transparency and professionalism were the key factors in closing at $263K over asking!

I used to work for Tiao Properties as an office assistant so I can attest for how much care and dedication Will & Diana give to their work. We reached out to Tiao Properties to rent our 4 bedroom house in Burbank and instead they sold our house. We could not be more pleased. COVID has created so much disruption and uncertainty for the world. We feel so lucky to have Will and Diana by our side – clearly and confidently navigating us through every step of the sale, managing our expectations, and delivering to them.

Back in May, our family bought a house in a different state as an investment property. We were planning to renovate and use it as a rental property. In July, we decided to relocate for the remainder of the summer and invited Will to look at our Burbank home. He felt confident that we could get over the average price of a Burbank rental. Maybe we should consider living in our other home? At the end of the summer, we decided not to return to Burbank. We came back in October to pack up the house and get it ready for rental. Diana did a thorough walk-through of the house. We took all her recommendations for home improvements and her team handled it.

After looking at comps and the real estate market, Will encouraged us to sell. We quickly ran the numbers, spoke to our trusted advisors, and agreed.The house was ready for viewing by November. After one open house, we had 4 offers above list price. Will carefully discussed our options, never pushing us in any direction. Granted we were in a situation where there were no bad options, he did a really good job of providing just enough detail for us to see the right option. We completed escrow last week and are now looking for our next investment opportunity.

She never actually succeeded in showing us a home we liked. I don't think she really took the time to understand what was important to us. We found our Burbank home on our own, but went through her for the purchase. And then she disappeared to Burning Man when we were closing on the house.

They gave us insight to all that they do in regards to property management and some referrals to great experienced vendors.
They have a great online property management system that takes care of rent payments even repair requests. Will and team have been very professional managing the property, even helped mediate a good conclusion with a problem tenant.

I've lived in one of Tiao's properties for three years now and recently, due to COVID-19, I experienced a particularly difficult situation. Christina, who's new to the team, didn't think twice about jumping in to help me out. Not only was she empathetic to my circumstance, she was quick, communicative, and driven to help find a solution. I felt like she actually cared – she called to check in, explored all of my options, and really heard me out. We've never had issues with Tiao but after this week, I was beyond impressed with the support shown by both Christina and the owners. Property management isn't always like that so we feel very lucky.
