I was searching around for a property management company and came across Tiao properties through Yelp.They gave us insight to all that they do in regards to property management and some referrals to great experienced vendors.They have a great online property management system that takes care of rent payments even repair requests. Will and team have been very professional managing the property, even helped mediate a good conclusion with a problem tenant.Besides being a great property management team, Will is very knowledgeable in all things real estate. He has answered all my questions and concerns regarding my real estate portfolio. As well as put us in contact with others to help on the finance side. Thanks for all your help and guidance!

If you are SERIOUS about selling your home (or duplex in our case) and get the best price for it and service, then I wholeheartedly recommend you to contact and sign a contract with Will Tiao and his highly efficient team. Or just get a no-frills consultation from him! We made the mistake of listing with another real estate agent, without doing due diligence, and she sat on our properties wasting a whole year without even bringing one offer–any offer as we told her! Then we found Will (on Yelp!) and we have never looked back. We got the best personal service and several offers and our property was sold at an excellent price and way over what was listed with the previous agent. I was originally skeptical after our bitter experience with the previous agent and was hesitant with Will, but he pleasantly proved me wrong. He also gave us a commission break as he also found the buyer (no third party). Please get moving with Will, who has many potential investors, if you are serious about selling, buying, getting the best service, flexibility and an expert! Mark my word, you will not regret it.

Will and Diana are seriously the best landlords I've had here in LA! I've dealt with some really horrible slumlords in the past and lived in places that were unsafe and not up to code. Will and Diana actually care about you and their properties. They have an online portal which makes maintenance requests and rent payment super convenient. The property manager actually did a real walk through with me before I moved in which made me feel so much more comfortable. They are very quick to respond and are very professional. The rent is a little high, but I feel it's worth it cit the quality of care. I hope to stay here for years to come. I was also not promoted in any way to write this review. I truly recommend renting with them!

I currently live in San Francisco and will be relocating to to the LA area in the next couple of weeks. So far, apartment hunting has been hard because some many property management companies have horrible reviews.

I'm pleased to say that so far my experience with Tiao Properties has been nothing short of phenomenal, specifically working with their realtor Mario Flores. He is a great addition to their company and has been extremely helpful ,great at communication and following-up with me throughout the process of finding an apartment.

We reached out to Tiao Properties to rent our 4 bedroom house in Burbank and instead they sold our house. We could not be more pleased. COVID has created so much disruption and uncertainty for the world. We feel so lucky to have Will and Diana by our side – clearly and confidently navigating us through every step of the sale, managing our expectations, and delivering to them.

Back in May, our family bought a house in a different state as an investment property. We were planning to renovate and use it as a rental property. In July, we decided to relocate for the remainder of the summer and invited Will to look at our Burbank home. He felt confident that we could get over the average price of a Burbank rental. Maybe we should consider living in our other home? At the end of the summer, we decided not to return to Burbank. We came back in October to pack up the house and get it ready for rental. Diana did a thorough walk-through of the house. We took all her recommendations for home improvements and her team handled it.

After looking at comps and the real estate market, Will encouraged us to sell. We quickly ran the numbers, spoke to our trusted advisors, and agreed.The house was ready for viewing by November. After one open house, we had 4 offers above list price. Will carefully discussed our options, never pushing us in any direction. Granted we were in a situation where there were no bad options, he did a really good job of providing just enough detail for us to see the right option. We completed escrow last week and are now looking for our next investment opportunity.

We are very happy with the level of communication, access, and speed at which Tiao Properties responded to our needs. We also really appreciate that they pointed us to a better opportunity when they could have kept us as a customer for a longer period of time. These are highly intelligent and trustworthy people who not only listened to our concerns, but also showed us where we should go.As a point of comparison, we used a different realtor when we bought the Burbank home. She never actually succeeded in showing us a home we liked. I don't think she really took the time to understand what was important to us. We found our Burbank home on our own, but went through her for the purchase. And then she disappeared to Burning Man when we were closing on the house.

When you're dealing with one of the biggest financial transactions of your life, it's really important to pick the right team. While we are sad to say goodbye to Burbank, we feel that we made the right decision for our family. Thank you, Tiao Properties!

I used to work for Tiao Properties as an office assistant so I can attest for how much care and dedication Will & Diana give to their work. I think that both of them are trustworthy, genuinly nice and caring people. They are always striving for their clients' best interest. Be it their real estate clients or tenants at the properties they manage, they want them to feel truly at home. For these reasons, I knew that I will be seeking their services once it was my turn to buy a house.

Will and Diana helped me and my husband find our first home together. It was my first time buying a property. Even though I had previously worked for Tiao Properties, I was more involved with the property management side of the business and not so much with the real estate side so, I wasn't very familiar with the process. Even so, everything was very clear and they were easy to work with. Diana is organized and always looking for ways to improve and make the process easier for her clients. Will is very proactive and a good negotiator. Together, they make an excellent team. In addition, although it was not my husband's first time buying a property, he also felt the process was much easier when working with them compared to his previous experience with other agents.

We tried browsing for listings and going to open houses by ourselves but the place we ultimately chose was one that Will found about after talking with the listing agent. It was a property that would have been very difficult for us to find and one that we would probably not even consider before. I worked with Will and his team to purchase my first apartment building (which they are now managing as well). The process was really great and from the beginning I felt like Will really understood what I was looking for in a property. It wasn't long before we identified a building I loved with the right cash flow and price.

Rental Review:

One of the best decisions I made when deciding to rent my house was hiring the services of Tiao properties. They truly “manage” in every sense of the word.

The Amazing team (lead by Diana Tiao) was extremely professional in dealing with the tenants, and provided a constant stream of communication with regards to property issues and maintenance.

A thorough screening process of the tenants was conducted way before anyone was allowed to occupy.

They took care of daily maintenance needs. The team had an array of contractors and handymen that were utilized when property wear and tear issues arose.

They advised and managed all the finances, updated accounts, kept very organized bookkeeping and even took care of the financials regarding tax reporting.

The resources and management experience available during my rental period enabled me to have full confidence and trust that someone was looking out for my property and for me.

I would recommend Tiao properties as a true one stop shop when it comes to property management.

They say that selling your house is one of the most stressful times of your life and I would have to respond with “Not when you have Will Tiao as your realtor!”

The sale was fairly easy, painless and certainly not stressful. The level of experience and knowledge that was provided, made for a very straightforward and calculated sale.

Will was forthcoming with plenty of information. He consistently communicated with me during the entire process and gave accurate timelines throughout.

Will was the driving force behind the decision-making and his transparency and professionalism were the key factors in closing at $263K over asking!

I very much trusted Will through this process and look forward to working with him again in the future.

Will Tiao did an amazing job helping me close on a property in Los Angeles. In a very tight market I was able to get an offer accepted within the first couple tries which is unheard of in the Los Angeles area. Will knows his area incredibly well and will let you know the exact price you need to offer to get accepted. He also helped me when there was a title issue with the house during escrow. I had no idea what that even meant and he was able to get that taken care of within days. He also had to deal with a very litigious lawyer on the seller’s side and a very uncommunicative seller’s agent (we later learned that the offer right below mine would have been her own client so she had good reason to not assist with closing). I wholeheartedly recommend him to anyone looking to buy or sell in this area.

I noticed the professionalism of the card, and also liked the fact that they were based in Echo Park, where I was in the market for a property manager and realtor.

From there, I reached out to Will via email and he responded immediately. He made an attempt to get to know me and learn more about what I was looking for, and we decided to meet in person to discuss a week later. Shortly after, my house is now managed by Tiao Properties.

I purchased a property from a seller they represented and they were professional, responsive, polite and honest — so much so that months later when I was looking for an agent to represent me, I contacted Will. He has now represented me on three different properties and each and every time I have been thrilled with the result. Will is efficient, knowledgeable and hard working. Will diligently pursued all the listings as soon as they came up and advised us on which properties suited our goals and needs. After the purchase, we hired them to do our property management as well. The transition was seamless. Will, his wife, Diana, and Nelle (their assistant) have done a fantastic job with the property management. The change of ownership was a bit rocky at first as the previous owner did not notify the tenants until practically the day before COE of the change in ownership. Nelle jumped right on it and worked with the tenants to explain the new ownership and collected rent from 12 tenants. They are very knowledgeable on the rent control laws and experienced on how to handle tenants. They respond very quickly to us (landlords) and tenants. We are very happy with their professionalism and expertise and would highly recommend them to anyone looking to buy, sell, or someone in need of property management.
